Condition Survey known as Level 1 Survey

This is the most basic and economical type of building survey. It is suitable for newer or well-maintained properties that do not require an in-depth examination. The condition survey provides a general overview of the property's condition, focusing on major defects and potential risks. It is less detailed than a homebuyer's survey and typically does not include advice on repairs or maintenance.

RICS HomeBuyer Report Level 2 Survey

This type of survey is more focused on providing potential homebuyers with a detailed assessment of the property's condition and highlighting any significant issues that might affect the value or safety of the property. The surveyor inspects visible parts of the building and provides a report on defects, potential problems, and advice on necessary repairs. It is less comprehensive than a full building survey but often sufficient for conventional properties in good condition.

Full Building StructurAL Level 3 Survey

This is the most comprehensive and detailed type of building survey. It involves a thorough inspection of the property, both internally and externally. The surveyor examines the structure, fabric, and condition of all accessible parts of the building, including roofs, walls, floors, doors, windows, and services like plumbing and electrical systems. The report provides an in-depth analysis of defects, potential issues, and recommendations for repairs or maintenance. Structural check is an most cost effective type of survey for building with plan for extension or conversions.

  2. Expertise and Inspection: Trained and qualified surveyors conduct an on-site inspection of the property, assessing various aspects like the structure, walls, floors, roofing, plumbing, and electrical systems.

  3. Peace of Mind: Clients gain confidence and peace of mind knowing that an independent and unbiased assessment of the property has been performed by a professional.

  4. Transparency: The survey report helps clients make informed decisions about their property purchase, investment, or development plans. It highlights any potential risks or defects, allowing the client to negotiate with sellers or developers or plan for necessary improvements.

  5. Compliance and Legal Requirements: In some cases, a survey may be required for mortgage or insurance purposes, ensuring compliance with lending and regulatory standards.

New-build snagging inspections & quality control

It is generally recommended to have a survey conducted on a new-build property. While new-builds are often assumed to be in good condition since they are newly constructed, there can still be potential issues and defects that might go unnoticed during the building process.
